Wheelhouse vs PriceLabs: pricing you can explain to your owners
Wheelhouse is built for teams pricing 10 to 10,000 listings for owners. You choose how every price gets set (all our data, your own rules or a mix), and you can show an owner why. On the free plan, you can put our recommendations for your own listings next to what PriceLabs sets today, before you pay anything.
Unlimited pricing strategies, and a preset to start from
Yes, Wheelhouse has preset risk tolerances, and they're fast: turn on data-driven pricing in one click, pick one and you can price a listing in seconds. That's where it starts.
From there, you decide how much of each price is yours
You can stay fully data-driven, go fully rule-based or mix the two, and you can run as many strategies as your portfolio needs. For example, your beach condos can run on our data while the owner with opinions about every weekend rate gets a fully rule-based strategy. Your rules can use Base Price, seasonality, day of week, last minute, far future, demand sensitivity, gaps, minimum and maximum prices, minimum stays, long-term discounts, check-in and check-out days, and occupancy and revenue pacing. Bulk edits and copied settings carry a strategy across 2 to 1,000+ listings.
The engine underneath is published
We publish how our recommendations are built, test results included. In the Pricing Engine 9.0 A/B test, listings on 9.0 earned 7.11% more revenue than listings on our older model, across 1,000+ live listings in 20+ markets.
What you can show an owner
Price homes for owners and you'll need to say why a rate is what it is, what the home was compared with and how it did. Wheelhouse has a place for each answer.
Why the rate is what it is
Your Strategy, in Context shows each price next to your comp set, local demand spikes and last year's price. Notes keep your reasoning, and the changelog lists every change made by the system, by you or by a teammate. You can export images and data tables for whoever is asking.
What the home was compared with
A Dynamic Set is a group of listings you pick, from one market or several, and it takes less than two minutes to build. When an owner asks who you're comparing their home to, you show them the same set that informs your pricing.
One Dynamic Set
The listings you picked, from one market or several
- Informs your pricing strategy
- Benchmarks your performance
- Goes into the owner's report
How the home did
The Report Builder gives you drag-and-drop layouts and ready templates, including Portfolio vs. Market and Portfolio vs. Comp Set. Send a PDF or an interactive snapshot, and talk it through with in-app comments. Reports and analytics are free.
